What does a living space calculation cost?

We charge for the area calculation per residential unit or level — whichever is greater — from 75 € net, plus statutory VAT, regardless of whether it is calculated under WoFlV or DIN 277. The price calculator shows you the price for your property immediately.

What is the difference between WoFlV and DIN 277?

The German Living Space Ordinance (WoFlV) governs the calculation of residential living space, e.g. for price-controlled housing or tenancies. DIN 277 is the general standard for determining floor areas in building construction and is used, among other things, for usable and commercial areas. Depending on the purpose (sale, letting, bank, valuation), clients require one or the other calculation — we provide both.

Which areas count towards living space?

In principle, all rooms exclusively belonging to the flat (rooms, kitchen, bathroom), with different weighting for balconies, terraces and rooms with sloped ceilings. The exact calculation is done room by room under WoFlV.

Is the calculation confirmed by a certified surveyor?

Yes, on request we deliver the area calculation with surveyor confirmation, so it also holds up with banks, courts or authorities.

Is a self-scan enough for a correct area calculation?

In most cases yes — the mkm|Scan app captures all relevant dimensions via LiDAR. For complex floor plans or sloped ceilings we additionally recommend an on-site survey by our team.

How detailed is the calculation documented?

You receive a room-by-room breakdown with all individual measurements, weighting factors (e.g. 50% for balconies) and the total sum — comprehensible for any reviewer.
