For many valuation questions the living area is not sufficient — what matters is the volume. Gross volume (BRI) to DIN 277 describes the enclosed space of a building in cubic metres and is therefore a central reference figure in the asset value method, for insured sums and in cost planning. Accordingly, banks, surveyors, insurers, architects and property developers request it regularly. mkmfloor determines the gross volume as well as the gross floor area and gross usable area per level — based on the same survey as your other documents.

What is gross volume (BRI)?

Gross volume is the enclosed volume of a building in cubic metres, measured at its outer boundary surfaces. It is determined in accordance with DIN 277 and therefore describes the size of a building as a volume rather than an area.

What is the BRI calculation needed for?

Typically for valuations and expert reports using the asset value method, as well as a reference figure for insurance and cost planning.

How does it differ from a living space calculation?

A living space calculation under the German WoFlV determines the chargeable living area in square metres. The BRI calculation under DIN 277 determines the volume of the building in cubic metres — two different reference figures for different purposes.

Are the gross floor area and gross usable area included?

Yes. Together with the gross volume, we also calculate the gross floor area (GFA) and the gross usable area per level.

How is the BRI calculation charged?

Per level, at €50 net plus VAT. Unlike most other items, only the number of floors counts here — not the number of residential units.
